Laura's barn on an equestrian lot off Via de la Valle in Rancho Santa Fe now has a clean, drained aisle that dries within the hour of a bath. Her dirt aisle turned to mud at the wash rack every time a horse was bathed, so we poured a 12 x 70 ft aisle and wash rack, about 840 sq ft, in a heavy broom finish for hoof traction, sloped to a trench drain at the rack with rubber mats kept to the stalls. Laura's barn was an estimated $7,600 to $10,100 and took an estimated 3 to 5 days.

Dale in Bonsall, on a pasture lot west of Interstate 15, now has firm footing for his horses and barn posts that stay dry. His old wash rack sat on bare soil that was undermining the posts, so we poured a sloped 720 sq ft wash rack and aisle in a broom-finished surface, with a thickened edge at the posts and a drain to the pasture side. His project ran an estimated $5,600 to $7,900 over an estimated 3 to 4 days.

Slip Risk: Why a Smooth Trowel Has No Place Under Hooves

The finish on horse property is chosen for traction under a wet, shod hoof, not for looks, and a steel-troweled floor is the risk we refuse to pour where horses walk. Steel troweling pulls a slick layer of cement paste to the surface, and horses hesitate to walk, lie down or stand up on that glaze. A rough broom finish gives grip in an aisle and wears well. Where water is constant, tooled or sawn grooves keep their grip long after a light broom texture has smoothed out, which is why every Poway and Rancho Santa Fe wash rack we pour is grooved or heavy broomed.

Wash Racks Are a Drainage Job First

Water control comes before concrete on a wash rack, so we lock in the fall and the drain location first. The floor slopes evenly toward a drain at the side or back of the rack, never in the middle where horses stand. A trench drain with a grate a horse can step on carries the water to an outlet planned for the site, away from barn posts and stall walls. Curbs, splash walls and tie points are formed in the same pour, so nothing is bolted into a finished floor later.

What Every Barn Slab Includes

Slab thickness
4 in. for walks and patios, 5 to 6 in. for driveways and RV pads
Reinforcement
Rebar set on chairs in the middle of the slab, not wire mesh left on the ground
Base
Compacted crushed rock base under every slab, checked before the pour
Control joints
Saw-cut or tooled joints laid out so cracks follow the lines, not the middle of a panel
Finishes
Broom, salt, exposed aggregate, stamped or smooth troweled, named in the quote
Drainage slope
Every slab sloped away from the house and toward a drain or the street
Demolition
Tear-out and haul-off of the old concrete included in replacement quotes
Cure before driving
Typically 7 days before cars, about 3 to 4 weeks before heavy trucks or RVs
Permits
Driveway approaches, retaining walls and foundations permitted; we pull the permit and book the inspection
Plain concrete price
Broom-finish concrete typically runs $6 to $13 per sq ft installed
Stamped concrete price
Stamped concrete typically runs $8 to $19 per sq ft installed
Exposed aggregate price
Exposed aggregate typically runs $7 to $18 per sq ft installed
Board-formed price
Board-formed walls typically run $30 to $100 per sq ft of wall face
Crew
A crew of 3 to 5 on pour day, with the finishing foreman on every pour
Payment terms
Deposit no more than 10% or $1,000, whichever is less, then progress payments as the work is done
Lead time
Typically 1 to 3 weeks from signed quote to pour day, longer when a permit is needed

Barn Finishes Compared by Area

Aisles, wash racks, feed rooms and tack rooms each want a different surface, so a single barn pad commonly gets three or four finishes. The table shows where each one belongs.

A barn aisle and wash rack in Carlsbad and North County is estimated at roughly $4,300 to $10,800 for about 720 to 900 sq ft, and the square footage, the drain run and truck access down a long ranch drive move the price most. The table shows the barn jobs we quote most often.

Barns at the end of a long Olivenhain or Fairbanks Ranch North drive often need a pump truck or a second mixer trip, which typically pushes a job toward the top of the range.

These barn prices are estimates for Carlsbad and the surrounding horse country and are subject to change. Your written quote after the barn walk sets the final price and the pour schedule, and it depends on the square footage, the drain layout and how the truck reaches the barn.

Trailer Pads and Turning Room

The turning path of your truck and trailer sets the slab layout, so we start with how you drive in, turn and back up. A small bumper-pull trailer swings in far less room than a gooseneck rig, so we walk your route together and mark the spot where the ramp comes down. Pads and barn drives that carry a loaded rig are thickened and reinforced, and cars should typically stay off fresh concrete for 7 days, with heavy trucks and trailers waiting about 3 to 4 weeks.

Barn Materials and Finishes Beyond the Aisle

A barn rarely stops at the aisle, and the same pour can reach the house. Owners add a trailer pad or side-yard slab for the horse trailer, and a trench drain or drainage channel to carry wash water to the pasture side.

Why Horse Owners Hire Our Barn Crew

Our owner walks every barn layout before it is quoted, because a barn floor that fails under a horse is a safety problem, not a cosmetic one. The finishing foreman who brooms your aisle is on every pour, and the 1-year workmanship warranty covers the slab from the day the concrete is placed. We have worked horse property across a 35-mile radius for 11 years, from Rancho Santa Fe estates to Poway, the City in the Country.

Horse Property Service Areas

Much of our barn work happens on Rancho Santa Fe horse estates, where we confirm whether the Covenant wants to see the hardscape before we form anything, and onto the rural lots of Bonsall and Poway. We also pour barn slabs in Elfin Forest, Harmony Grove and Fairbanks Ranch, listed on our service area page.

Related Ranch Concrete Services

The long drive to the barn often needs a driveway tear-out and repour once trailers have broken it up, and a sloped paddock may need an engineered retaining wall before a flat barn pad fits.

Horse Barn Concrete Questions From North County Owners

How much does a concrete barn aisle cost?

A barn aisle and wash rack is estimated at roughly $4,300 to $10,800 for about 720 to 900 sq ft, and your written quote after the barn walk sets the final price.

How long does a barn aisle or wash rack take to pour?

Most barn aisles and wash racks take an estimated 3 to 5 days on site, from forming and base work to the broom finish.

Is concrete safe for horses to walk on?

Yes, when it is broom finished or grooved for traction, never steel troweled smooth, and stalls get bedding or rubber mats on top.

Where do you put the wash rack drain?

The drain belongs at the side or back of the rack, never in the middle where the horse stands.

Can you build a pad for my gooseneck trailer?

Yes, we lay the pad out from your rig's turning path and thicken it for a loaded trailer.

When can horses use the new aisle?

Light foot traffic can usually start within days, and trucks and loaded trailers typically wait about 3 to 4 weeks.

Do you work on horse property outside Carlsbad?

Yes, Bonsall, Poway, Rancho Santa Fe, Elfin Forest and Harmony Grove Village are where most of our barn work happens.

How big a deposit do you take for barn concrete?

We ask for no more than 10% or $1,000 up front, whichever is less, and the balance follows in progress payments tied to the barn work.
