Carlsbad Concrete Group works as coastal San Diego's leading specialist in accessibility concrete, working with property owners, association boards and property managers on curb ramps, ramp landings, and accessible routes from parking to the door. We handle scopes from 1 curb ramp at a storefront to a path of travel with 2 or more ramps, landings and detectable warnings across a site.

Our crews work occupied clubhouses, retail centers and apartment communities, phasing each ramp around business hours and residents so a usable entrance stays open every day. Backed by 11 years in business, we have delivered 1,460 projects, and COI and references are available on request.
From the digital-level slope survey and the CASp report line items to the finished-slope check before inspection, our team handles the parts of an access job that decide whether it finishes on schedule. Serving Carlsbad, Lake San Marcos, Poway and Encinitas, we keep one accessible entrance open at all times, work weekends when a business cannot close its door, and turn each ramp over ready for the inspector.
Send the CASp report, plan check comments or photos of the route, and request a bid with a site walk.
What you can hold us to
Accessibility concrete we take on in Carlsbad runs from a single ADA curb ramp to a full path of travel from the accessible stalls to the entry, typically an estimated $7,500 to $15,000 per ramp. Most jobs start from a CASp report or a plan check comment listing specific slopes and changes in level, so the scope is already itemized when we walk it. Larger sites are bid ramp by ramp so the owner can fund the items the report ranks first.
Association clubhouses, retail centers, office buildings and apartment communities make up most of our accessibility concrete. Clubhouses around Lake San Marcos and in Rancho Santa Fe need a route from the parking lot to the door, and retail along El Camino Real and Coast Highway 101 needs curb ramps that meet the stalls. Business parks off Palomar Airport Road get ramps added during tenant improvements, when plan check flags the existing route.

One residential approach in the city right-of-way, permit extra
About 1,000 to 2,000 sq ft of plaza, walk or pad for a commercial property
Remove and replace trip-hazard panels, about 500 to 1,000 sq ft
About 5,000 to 15,000 sq ft of drive aisle or parking pad, phased
One accessible curb ramp with detectable warning, per ramp
Investment and duration figures are estimates. Your written quote sets the final price and schedule.
An ADA curb ramp in Carlsbad is typically budgeted at an estimated $7,500 to $15,000 per ramp, and demolition, the detectable warning panel, landings and any right-of-way permit move the price most. A permanent accessible concrete ramp at a storefront or clubhouse typically runs an estimated $200 to $250 per linear ft, with handrails priced as their own line.
| Job type | Est. investment | Est. duration on site |
|---|---|---|
| ADA curb ramp | Est. $7,500 to $15,000 per ramp | Est. 1 to 3 days |
| Accessible concrete ramp or path at a storefront | Est. $200 to $250 per linear ft | Est. 2 to 5 days |
| Commercial flatwork and sidewalks along the route | Est. $7,000 to $34,000 per project | Est. 3 to 7 days |
| Association sidewalk panel replacement on the route | Est. $5,000 to $25,000 per project | Est. 2 to 5 days |
Bidding ramp by ramp lets an owner fund the items a CASp report ranks first and schedule the rest.
These figures are budgetary estimates for accessibility work around Carlsbad and are subject to change. The written quote, confirmed on bid from the report, the slope survey and the site walk, sets the final price and the schedule.

Frank, the lakeside clubhouse, Lake San Marcos
An association clubhouse with no accessible route from the parking lot to the entry
Investment and duration figures are estimates. Your written quote sets the final price and schedule.
Frank's association at the lakeside clubhouse now has an accessible path from parking to the door that the board can show on its survey. The clubhouse had no accessible route from the parking lot to the entry, so we built two curb ramps and a level landing to the accessible route, phased around the clubhouse calendar. The broom-finished ramps with detectable warning panels came in at an estimated $16,000 to $24,000 over an estimated 2 to 4 days of work.
Every ramp is set out from measured numbers, because an inspector checks slopes with a level, not by eye. The 2010 ADA Standards cap a ramp's running slope at 1:12 with no more than 30 inches of rise per run, and require 60 by 60 inch landings where a ramp turns and handrails on both sides once the rise passes 6 inches. Curb ramps keep the same 1:12 running slope with side flares no steeper than 1:10, a counter slope of 1:20 at the gutter and a top landing at least 36 inches deep. Along the route, a walking surface steeper than 1:20 counts as a ramp, the clear width stays at 36 inches or more, and a change in level over a half inch needs a ramp.

California goes further than the federal standard on detectable warnings: California Building Code section 11B-705.1.2.2 requires truncated domes at curb ramps, a state requirement beyond the 2010 ADA Standards. The panel sits 6 to 8 inches back from the curb line, runs 36 inches deep on a perpendicular ramp and covers the ramp width less 2 inches on each side, in a color that contrasts with the concrete. Work on a public sidewalk also needs a City of Carlsbad right-of-way permit with a traffic control plan, which we prepare and pull.
A Certified Access Specialist report is the best starting point for a bid, because it lists each barrier with its location and the correction it needs. We price every concrete line of the report separately, measure the existing slopes ourselves before demolition, and hand back finished-slope readings, as on the 2 curb ramps at the lakeside clubhouse. Legal questions about the report go to the owner's attorney; our job is the concrete and the measured result.

One accessible entrance stays open for the whole job, because ramps are built one at a time with a marked temporary route, from Elfin Forest community buildings to Harmony Grove clubhouses. At Frank's clubhouse the second ramp was poured only after the first had cured, so members always had an accessible way in. On retail sites in Encinitas and Solana Beach we pour before opening or on a weekend, and cars stay off new ramp aprons typically 7 days.
Owners choose Carlsbad Concrete Group because each ramp is checked against its numbers twice, once on the forms and once on the finished concrete. Our owner walks every access route before it is bid, our commercial project manager runs the schedule, and every ramp carries our 1-year workmanship warranty from the day the concrete is placed.

We build accessible concrete across a 35-mile radius of our Carlsbad yard, with clubhouses at Lake San Marcos, retail along Coast Highway 101 in Encinitas and Solana Beach, and business parks in Carlsbad and Poway as regular bids. Association and estate clubhouses in Rancho Santa Fe, Fairbanks Ranch and Del Mar round out the list. See every city on our North County service areas page, or start at the Carlsbad Concrete Group home page.
Access work usually touches other scopes: stalls and drive aisles fall under concrete parking lots and drive aisles, association walk programs under HOA sidewalk, curb and gutter concrete, and building plazas and entry walks under commercial concrete construction.

Yes, we price each concrete item on the report as its own line and confirm the slopes on a site walk, as we did for the two ramps at the Lake San Marcos clubhouse.
An ADA curb ramp typically costs an estimated $7,500 to $15,000 per ramp, and your written quote sets the final price.
Most curb ramps typically take an estimated 1 to 3 days on site, plus cure time before vehicles cross the apron.
Yes, California Building Code section 11B-705.1.2.2 requires detectable warnings at curb ramps, even where the federal standard would not.
No, one accessible entrance stays open at all times, with ramps built one at a time and a marked temporary route.
Handrail footings and sleeves are set in our pour, and the rails are priced as their own line, the same way on a Bonsall barn office ramp as on a Carlsbad storefront.
We pull the City of Carlsbad right-of-way permit, prepare the traffic control plan and book the inspection.
You receive finished-slope readings for each ramp, the inspection sign-off where a permit applies, photos and the written 1-year workmanship warranty.
Request a bid with the property type, the CASp report or plan check comments, the number of ramps and your target dates, and we will book the slope survey.
